New Retail Center Proposed for Moorland and Janesville Road

Plans include 8,500 square feet of retail space on the northeast corner of the intersection, which many feel is Muskego's up and coming commercial corridor.

After a summer off from the city's meetings calendar, the Plan Commission will meet Tuesday at 6 p.m. to hear from a developer who would like to build a new retail space at the corner of Moorland and Janesville Roads.

Boulder Venture LLC has purchased the land, which until June featured two homes on it, and is hoping to add 0.3 acres from a purchase with the county on complete its plans.

The proposed building will be 8,526 square feet that can be divided for a variety of tenants. No tenants have been named yet as part of the proposal from Briohn Building Corporation, but it will likely host mercantile and restaurant tenants.


In addition, is requesting permission to have three to four storage
trailers in the rear area of the property to store various holiday merchandise during the holiday season. The trailers would be stored from Oct. 1 - Dec. 31, 2012 to the back of the store.

Good question - Many larger restaurant chains, like Red Lobster or Olive Garden need to see more commercial space in a specified radius from a prospective location and can be as high as 1,000,000 square feet. So Muskego does court these businesses, but they want to see more commercial and retail space already in play before they join in the mix.

i had heard from other business managers that things like Taco Bell and KFC won't come to Muskego because Muskego won't approve their corporate design as far as the building and color of them go. We really need other kinds of business in the retail arena besides fast food, banks and auto part stores. I think those types of establishments have saturated the available customer base. I'd like to see a nice Men's clothing store, hobby shop, better dining choices, and the JoAnn's fabrics like previously mentioned.

I believe that info may be old/outdated because restaurants like Taco Bell have changed their basic building design (check out the newly reconstructed Taco Bell on 164 & Swenson in Waukesha for their newest design) or have constructed "custom style" locations for cities that have stricter appearance guidelines, like Muskego. An example of this would be the Taco Bell on Howell in Oak Creek (it's dark brown brick instead of their tan stucco-style design). Another old rumor about Taco Bell was that Muskego wouldn't approve it because it would be open late. I confirmed that that rumor was completely false when I asked former Mayor Johnson about this. There are multiple businesses that are open late (Walmart, Kwik Trip), so I knew that rumor was always false. Since I know that that corner is very visible, I'm expecting some high quality tenants there. If I were the owner of Starbucks, Qdoba, Noodles & Company, Chipotle, or a froyo place, I would be interested in that new building.

Taco Bell was interested in opening in Muskego, but Waukesha county would not let them have direct access to Janesville Road as they only allow so many driveways per so many feet. Customers would have had to enter and exit by an existing businesses entrance. TB claimed they would lose business due to that and backed out. Same happened when Kwik-Trip wanted to build on the corner of 36 and 45.
